It is not charged on the entire selling price, only on the gain (profit). <\/p>\n\n\n\n<p>CGT in Nigeria is guided by the Capital <span class=\"snapiro-tooltip\" title=\"Gains refer to an increase in value or profit.\">Gains<span class=\"snapiro-tooltip-popup\">Gains refer to an increase in value or profit.<br><a href=\"https:\/\/snapiro.com\/glossary\/gains\/\" target=\"_blank\">Click to read more \u2192<\/a><\/span><\/span> Tax Act (Cap C1 LFN 2004) and the current tax rate is <strong>10%<\/strong>.<\/p>\n\n\n\n<p>So for example:<\/p>\n\n\n\n<p>If you bought a plot of land for \u20a64,000,000 and later sold it for \u20a67,500,000, your gain is \u20a63,500,000.<br>The capital gain tax is 10% of that \u20a63,500,000.<\/p>\n\n\n\n<p>That means: CGT payable = \u20a6350,000.<\/p>\n\n\n\n<p>This is the basic idea people must understand, CGT is not about the whole sale price, but the excess (profit) you made.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Assets that Attract Capital Gain Tax<\/h2>\n\n\n\n<p>CGT applies to assets that appreciate in value. Common examples in Nigeria include:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Land and buildings<\/li>\n\n\n\n<li>Shares and securities<\/li>\n\n\n\n<li>Business assets<\/li>\n\n\n\n<li>Intellectual property rights<\/li>\n\n\n\n<li>Machinery used in business<\/li>\n<\/ul>\n\n\n\n<p>Whenever you transfer ownership of something valuable and you make profit on that transfer \u2014 CGT may apply.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">How to Calculate Capital Gain Tax<\/h2>\n\n\n\n<p>Calculation is straightforward:<\/p>\n\n\n\n<p><strong>Selling Price \u2013 Purchase Cost = Capital Gain<\/strong><br><strong>Capital Gain \u00d7 10% = CGT payable<\/strong><\/p>\n\n\n\n<p>If there were improvement expenses (like renovation or fencing land before selling), those can sometimes be deducted before final gain calculation, provided you have proper evidence\/receipts.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Exemptions Under Nigerian CGT Law<\/h2>\n\n\n\n<p>The law gives some exemptions. updates)<\/li>\n<\/ul>\n\n\n\n<p>This is why not every sale automatically triggers CGT, intent and circumstance matter.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Who Collects Capital Gain Tax in Nigeria?<\/h2>\n\n\n\n<p>Collection depends on the type of taxpayer:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Individuals: State Internal Revenue Service (SIRS)<\/li>\n\n\n\n<li>Companies: Federal Inland Revenue Service (FIRS)<\/li>\n<\/ul>\n\n\n\n<p>Many Nigerians don\u2019t know this, but CGT is often requested before tax clearance is issued, especially for real estate transactions or major asset disposals.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Due Date for Payment<\/h2>\n\n\n\n<p>CGT is supposed to be paid <strong>not later than 30 days<\/strong> after the asset is sold.<\/p>\n\n\n\n<p>Delay attracts penalties and interest, and it can even affect company remittances later.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">CGT and Real Estate<\/h2>\n\n\n\n<p>Land <span class=\"wp-block-heading\">CGT and Shares<\/h2>\n\n\n\n<p>When someone trades shares and makes profit (gain on disposal), CGT can apply, but the Finance Acts in recent years introduced some thresholds Capital Gain Tax<\/h2>\n\n\n\n<p>Government uses CGT to:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>widen the tax revenue base<\/li>\n\n\n\n<li>capture wealth transactions<\/li>\n\n\n\n<li>ensure gains on assets are not totally tax free<\/li>\n<\/ul>\n\n\n\n<p>It is one of the ways government collects revenue from wealth creation, not from salary.<\/p>\n\n\n\n<h2
